We offer a plan review service for architectural plans generated by architects or architectural technologists. We focus on identifying opportunities to improve the efficiency of the design, either from a constructability perspective, but also what the everyday use of the home could look like, and how it could impact daily living. Additionally, we check for potential errors that could arise in the future.

Site plan orientation

Is your site a large enough size that it allows for orientation options? This can be very important if you'd like consider the efficacy of passive solar, daylighting, or prevailing winds.

Overall flow

The architectural flow of the floor plans must be reviewed with a fine tooth comb. Considering the use of various spaces will be daily, you must consider this experience and the important factors to consider.

Design requirements vs proposal

You have a vision, but you need to clearly share this vision with your architect. If you have flexibility, state this in your discussions. It is very much a joint effort with the architect.

Design efficiency

Certain inefficiencies can exist in architectural design, and some are more costly than others. A cost benefit analysis is key to fully understand.

Architectural (exterior) appeal

Curb appeal can mean anything, and in other projects, mean nothing! Do you have a clear architectural style in mind?

Constructability

You've heard the term, anything is possible. And it remains true in custom home building, yet 'anything' can add some serious costs. You need to be sure of that beautiful overhang that floats in midair.

What if we're very attached to our current design?

Let us know how attached you are. Some will have more flexibility for changes than others, so let us know to what extent you would like the comments. Some reviews have ended up in very small changes, but have left the clients feeling reassured in their pre-existing decisions. Others have went back to their Architect/Designer with many!

Do you include code compliance check?

Due to the large region we are serving, we are not currently reviewing code compliance. We focus more on the overall design, flow, and style of the design.

What is your experience?

We are a team of Architectural Technologists and Designers that have collectively reviewed, designed, or been a part of thousands of designs and/or build projects. Therefore, we can appreciate that one size cannot fit all, but there are certain features of architectural design that make more sense over others.

What are the most common changes you've recommended?

Most common would be the overall flow of the design. Whether it's distances between key areas of the home, or width of hallways, these areas should be reviewed thorough to ensure adequate flow. Plans look much different on paper than 'feeling' the space once built, but it's much easier to change on paper!
